If your garage floor is cracked, sinking at the door or wearing into dust, the old slab usually isn't the whole problem. More often the subgrade, the dirt the slab sits on, was raked level instead of dug out and packed, or water has been running under it. Good garage floor concrete in Orem starts with finding that cause.

At Driveline Orem Concrete, we plan the pour around your ground and the time of year, and we tell you up front which fine cracks are normal and when the floor should get sealed. We're based in Orem and work in Provo, Lehi, Spanish Fork and the cities around them.

The price moves with the size of the garage, how much old concrete has to come out, how much base work the ground needs and how thick the slab is. The schedule turns on the weather and what the city needs. Your written estimate shows what's included and what isn't, so you know what you're paying for before we pour.

We'll find out why the old floor gave out before we pour a new one, so call (385) 533-2723 and I'll come take a look.

Garage floor jobs we take on

No two garages start the same, so we adjust the tear-out, the base and the finish to what's there now and how you use the space.

  • Tear-out and new slab

We break out the old floor, dig out the soft ground and pack a new base, so the new slab isn't sitting on the problem that sank the last one.

  • Floor for a new garage

On a new build we pour once the footings are in, and we place rebar, the steel bars that keep cracks from spreading apart, where the plan calls for it.

  • Smooth floor, textured apron

Inside we usually trowel the floor smooth so it sweeps clean, and the strip outside the door gets a broom finish, brushed lines for grip. For color, ask about decorative concrete.

Why homeowners call Driveline Orem Concretefor garage floors around Orem

I'd rather ask a lot of questions about why your old floor failed than pour a new one that fails the same way, and I'll tell you what each choice means down the road.

  • The owner prices your floor

I come out myself to look at the garage, the ground and where water runs, then plan the job, so the person pricing it is the one answering for it.

  • Our crew lead runs your pour

Our crew lead runs the work at your house, so there's one person on site who knows the plan and can answer your questions as the job goes.

  • Pouring concrete since 2013

I started out quoting jobs at a concrete supply yard, learned the work on a crew and started our company in 2013.

  • Licensed and insured for your job

Driveline Orem Concrete is licensed and insured, and you're welcome to ask about either one when I come out to look at the garage.

  • Clear bids on awkward jobs

We're known for taking on the jobs others pass on, like a settled slab, a tricky cut or a garage below a slope that needs concrete retaining walls.

How your floor gets pouredfrom first call to walkthrough

You get one written estimate, one person planning the job and one crew lead running it, so you know who to ask and what's in the price.

  1. You call or write

Call (385) 533-2723 or send the form with your garage size and how the floor looks now, and we'll get back to you to set a time.

  2. I look at the job

I come out, check the old slab, the ground and where water runs, and ask a lot of questions, then write an estimate showing what's included and what isn't.

  3. We get the ground ready

Once you're ready, we sort out anything the city needs, pick a day that suits the ground and the weather, and dig out and pack the base.

  4. Our crew lead runs the pour

Our crew lead runs the pour and finish, and the crew cuts control joints, shallow grooves, so any cracks follow lines we chose instead of running across the floor.

  5. Walkthrough and care plan

I walk the finished floor with you and go over curing, the wait while the concrete gains strength, plus when you can park on it and when to seal it.

Garage floor questions we hear

How much does a new concrete garage floor cost in Orem?

A concrete slab in Orem usually costs about $6 to $11 per square foot, and that's the going rate around here for the slab, not a quote from us. Where your garage lands in that range comes down to tear-out, base work and slab thickness. Your written estimate gives you your own number, with what's included and what isn't.

Can you pour a concrete garage floor in winter in Utah?

Yes, as long as the ground under it isn't frozen. The Illinois Ready Mixed Concrete Association, a trade group, says concrete belongs on thawed ground because a frozen base tends to settle unevenly and crack the slab once it thaws, so a cold snap can push the start date. One concrete maker also advises protecting new concrete from freezing for its first 24 to 48 hours, and we plan the pour around that.

Is it normal for a new concrete garage floor to crack?

Some fine cracking is normal, even on a well built floor. The American Concrete Institute's slab guide says a floor free of all cracks isn't realistic even with the best design and proper construction, so a few hairline cracks don't mean the work was poor. We use control joints to steer where cracks go, tell you up front what to expect and stand behind the job with one promise, "Your satisfaction, guaranteed."

How do I know when to seal a new concrete garage floor?

One concrete supplier advises sealing once the slab has cured at least 28 days, because a good sealer helps keep out moisture and deicing chemicals. That matters in a garage, where snowmelt and road salt drip off the car all winter. For the first winter, the Illinois trade group says to keep deicing salt off new concrete, use sand for grip and clear snow and ice so the slab doesn't stay soaked through freezing and thawing.

What is the best concrete mix for a garage floor in Orem?

For concrete that goes through freezing and thawing, one concrete maker advises air-entrained concrete, a mix with tiny air bubbles that give freezing water room, and Orem's building design rules rate our weathering as severe. The same maker notes that indoor floors with a hard-troweled finish may be an exception, so it's worth asking which mix fits your garage. I'll go over that choice with you at the estimate.

How long do I need to keep my car off a new garage floor?

Keep cars and fuel-burning heaters out of the garage for at least the first day. The American Concrete Institute warns that carbon monoxide in engine and heater exhaust can leave a dusty surface on concrete less than 24 hours old. When you can actually park on it depends on the mix and the weather, so I'll give you that at the walkthrough.
